  • What do you do? 

Turfmates is a technology focused real estate company that aims to bring technology and transparency to the traditionally stressful, overwhelming and time consuming business of buying and selling homes. We match home buyers and sellers with top local agents and enable them to complete every step of the process online. We save sellers’ money by letting local agents compete for every listing and buyer’s by offering 50% of buyer agent’s commission as refund investment in exchange for a fraction of equity. We also provide a platform that guides and provide live updates throughout the transaction.

  • What are your fees?

Our services for buyers and sellers are completely free! We make money by taking a percentage of standard commission for referring clients to local agents, which is a standard practice in the real estate industry. In fact, we save home buyers and sellers money by taking the process online, making the process efficient and passing on the savings back to the customers.

  • Do I get the same protection working with Turfmates as with a conventional real estate agent/team or company? 

Yes, we match buyers and sellers with top local agents after a careful and in-depth vetting process to make sure every client gets the same protection as with any conventional real estate brokerage company, but with complete transparency. We believe home buying is a huge step and you should be the one making well-informed decisions, and we are here to support you at every step.

  • Will my information remain private? 

We protect your privacy and take it very seriously. We never spam you or sell you information to third parties. We only share your information with the agent(s) you choose to interview. You can always elect to be matched with an agent within 24 hours when you submit your request, in which case we will share your information with the agent when the match is made.

  • How do you select your partner agents?

We partner with thousands of top agents from leading national and boutique brokerages across the US. We do not charge any advertising, marketing, or monthly fees to join our network, so you receive unbiased agent matches based on your criteria and preference. We are very selective in recruiting partner agents because we only want best agents to represent you. Every agent goes through the screening process and gets interviewed before joining our network. All agents must meet the following criteria:

  1. Current license in good standing

  2. Minimum 2 years of real estate experience and at least 10 closed transactions

  3. Excellent communication skill and proved sales track record

  4. Tech Savviness

  5. Good understanding of online marketing

  6. Positive online reviews

  • Are your partner agents full service agents?

Our partner agents are full service agents with years of experience in residential real estate. Our in-network agents are local experts in specific neighborhoods and markets with wide array of resources at their disposal such as appraisers, lenders, inspectors, that you could utilize. Our agents offer exclusive savings and discounts to you because of their relationship with Turfmates and because we send them qualified leads. Our primary goal is to streamline the home buying and selling process and ensure customers get the best service at the lowest cost. However, we assure you the discounts & savings would never translate into a low quality service.

BUYER

  • What are your fees?

Our services for buyers and sellers are completely free!   • What are the advantages of working with Turfmates? 

We believe the current model of real estate is outdated and there needs to be more transparency to create a more fluid market. If you choose to work with Turfmates, in addition to the convenience offered via the Turfmates app, you also get the option to receive cash refund in the form of investment in exchange for a fraction of equity in the home.   • What if I find a home to purchase and it is not on your app? Can I still buy through you? 

Sure, just us a call, send us an email, or message us via the Turfmates app and we will work out the details for you.

  • Can I only work with you to purchase homes listed by Turfmates? 

You can work with us to purchase any property available and listed in the local Multiple Listings Service (MLS). You can use the Turfmates app and receive our exclusive Buyer Refund Investment benefit when we represent you, even if the home you are interested in is not listed with us.

  • Is this an app-only experience, or will I work with an agent? 

Both! once you write an offer, we review it for accuracy and pair you with a top local agent to get the offer accepted and assist through close.

  • What benefits do you offer sellers? 

Turfmates makes experienced and pre-verified top local agents submit quotes with details regarding their past experience, performance history and commission rates. Since multiple agents compete for your listing, you get the benefit of selecting the agent that matches your preference and offers the most discount on commissions. Other than the financial reward, we offer the soundest Seller's package on the market. We offer in-depth pre-sale preparation, return on potential improvements, timing of sale, neighborhood, pricing, and return on investment analysis for each listing. We also offer a multi-tiered marketing plan, including virtual reality tours, keeping today’s tech savvy buyers in mind and since we offer investment incentives to potential buyers, the probability of a quick sale for on or above the asking price increases when you work with us!

  • Will a real agent represent me? 

Yes!

  • Will my listing only appear on the Turfmates app?

Listings will appear on the Turfmates app, as well as MLS and other sites that pick up the MLS feed (i.e. Zillow, Trulia, etc.). Our extensive marketing plan ensures that as many Realtors® and prospective buyers as possible can find your listing.

  • Do you manage open houses like other Realtors®?

We believe, in today’s real estate market comprising primarily of millennials, open houses have become less effective. We offer On-Demand Home Tours, with your permission, which allows buyers to view a home at their convenience. This provides maximum exposure of your home. However, Since you will be working with a top local Realtor, you can definitely request a traditional open house.

  • How are you different from other real estate agent portals?

We don’t just give you a list of agents to contact and fend for yourself like you do with other directory-based real estate websites. We give the control to you to customize the transaction to your liking. We learn about your goals and preferences and present you with multiple personalized proposals from top local agents. We are not a paid-for marketing platform, we remain unbiased in our selection of agents and serving your needs. Selling a home can be stressful, so we’ll assign a dedicated Turfmates adviser to assist you throughout the process. We also feature in-depth profiles on each of our partner agents, including number of closed deals, years in the industry, current/past listings, online reviews and more. We also ensure you get the soundest marketing plan, including Virtual Reality tours.

  • Why should I use your service instead of negotiating with the agent directly?

  • Why should I use your agent instead of a family or friend’s referral?

  1. Competition raised the bar! When multiple agents compete for your listing, they are far more like to offer exclusive savings and discounts than a family or friend’s referral.

  2. We match you with agents that are you local neighborhood experts, your family or friend’s referral might not specialize in your neighborhood.

REFUND Investment Program

  • What is Refund Investment program? 

Turfmates Properties’ buyers receive a refund of 50% of the buyer agent’s commission (typically 2% to 3%) as an investment at the close of sale. This means many thousands of dollars for Buyers to use toward their mortgage, to pay for upgrades, a trip to Europe or anything else they desire. Since this is an investment and not a loan, the buyer doesn’t have to repay anything until they decide to sell their home, refinance their mortgage, or 10 years elapses, whichever is earlier. At the time of maturity, if the value of the home is higher than when we invested, our share of the investment goes up.   • How can I calculate my refund? 

For a specific listing, you can ask your agent what the investment amount will be, although the final amount is based on the final selling price. Click Here to learn more about our refund investment program.

  • Do I have to accept the refund?

No! Accepting refund is an option and not mandatory. If you do not need any additional funds, you can decline the option and still avail all other benefits.

  • If I accept the refund, are you added to the title of the property?

We make all investments via Turfmates Financial, our financial services sister company. Turfmates Financial is NEVER added to the title of the property. Instead, Turfmates Financial records a Deed of Trust and Memorandum of Option on your property in your county recorder’s office. If there is an event of default, however, Turfmates Financial can exercise the option and initiate a sale process.

  • Who is responsible for property taxes, insurance and property maintenance cost?

You are responsible for all the costs of homeownership. While Turfmates Financial is not responsible for property taxes or insurance, we do require that Turfmates Financial be made an additional named insured on the homeowner insurance policy.

  • How is Refund Investment different from a traditional mortgage or loan?

Unlike a traditional mortgage or a loan, there are no monthly payments or interest rates. We think of us as partners and not lenders, so you don’t have to repay anything until you decide to sell your home, refinance your mortgage, or when 10 years elapses, whichever is earlier. You could also end up paying much less than you owe if the value of your home depreciates significantly at the time of maturity.

  • What if the value of my home decreases significantly at the time of maturity of the investment?

We consider ourselves a partner and therefore, participate in the downside too. At the time of maturity, if the value of the home goes down, so does the amount you owe us.

  • What if my home is sold for a much higher price than the appraised or fair market value?

Our share is calculated using the future selling price and not the appraised value, fair market value or owner’s equity. If you decide to buy our share within the 10-year period or your home is sold within the 10-year period, our share is calculated at then appraised value.

  • What happens if the homeowner dies?

Turfmates Financial does not force a sale upon the death of an owner. The estate or co-owner just needs to abide by the Turfmates Financial homeowner agreement, which is enforced by the deed of trust we record on the property. 

APP

  • How can I visit a home listed on the app? 

If you are an iphone or ipad user, you can simply go to a listing in the app and click "Schedule Appointment" and set a date and time at your convenience. If the home is represented by Turfmates Properties, buyers can view the home On-Demand using the keyless entry. If the property is not represented by us, your Turfmate will meet you at the home to open the door.

  • When I find a home, how do I make an offer? 

It’s as simple as ordering anything else online! Use the app to go to the listing you like and click on “Place an Offer”. Follow the guided steps to complete the offer. Once your offer is received, we will review everything and contact you with any questions, prior to submitting the offer to the Seller.

  • What does it mean to get Turfmates Qualified?

Turfmates Qualified is a process by which we review necessary documents, such as a copy of your government issued ID, that are required to be submitted with your offer. If you are in a city where lender pre-approval is required before you make an offer, we can refer to approved lenders or you can choose your own. Once you are Turfmates Qualified, you get access to additional features such as on-demand home visits, placing offers, and more.

  • How do I get Turfmates Qualified? 

Go to the “Get Qualified” page on the app to upload your documents. We will review all necessary documentation to be submitted with your offer and contact you with any questions. If lender pre-approval is required, we can refer you to a Turfmates approved lender, or you can choose your own. 

  • Is the Turfmates app compatible with iOs and Android? 

Currently we only support iOS 9.0 and later systems, iPhone 5 and newer models. We will soon launch the android version.

  • Where is Turfmates available? 

Currently Turfmates app is exclusively available to buyers and sellers in Nashville, TN. However, we plan to expand to other areas soon.
